One Big Decision

Burlington and Oakville are both exceptional places to live — top schools, beautiful waterfronts, strong real estate values, and easy Toronto access. But they're not identical. This guide breaks down the key differences to help you decide which city fits your lifestyle, budget, and priorities.

Benchmarks: TRREB Market Watch, September 2026, MLS® Home Price Index. Both cities come from the same TRREB table so they compare directly. Cornerstone, Burlington’s home board, reported a Burlington benchmark of $879,800 for October 2026 because its MLS® System covers a different set of sales. Tax: City of Burlington ($1,015.29 per $100,000 of urban residential assessment) and Town of Oakville (0.850960%), both 2026 and including the Region and education portions.

Schools &
Education

Both cities are served by the Halton District School Board (HDSB) and the Halton Catholic District School Board (HCDSB). Burlington’s public high schools include M.M. Robinson, Nelson and Burlington Central; Oakville’s include Abbey Park, Iroquois Ridge and White Oaks. EQAO publishes each school’s test results.

Because both cities share the same two boards, the bigger difference is the individual school a home falls into. Oakville’s newer subdivisions like Joshua Creek and River Oaks often attract families for their catchments, as do Burlington neighbourhoods like Roseland and Alton Village. Check the catchment for a specific address before you buy, and see our Burlington schools guide.

Lifestyle &
Culture

Burlington's downtown is centred on a vibrant waterfront — Spencer Smith Park, the Burlington Pier, and a growing arts district make it feel more creative and community-oriented. The Art Gallery of Burlington, Sound of Music Festival, and Ribfest bring thousands of residents together every year.

Oakville's charm lies in its historic downtown along Lakeshore Road, upscale boutiques, and the picturesque harbour. It has a more polished, country-club feel — with several prestigious golf courses and yacht clubs. Both cities offer excellent dining, but the vibe is distinctly different.

Real Estate
Market

Oakville costs more. In September 2026, TRREB’s composite benchmark was $1,128,800 in Oakville and $840,600 in Burlington, a gap of about $288,000. The gap is widest for detached homes, benchmarked at $1,573,000 in Oakville against $1,182,500 in Burlington, and narrowest for townhouses, at $700,000 against $661,200.

Both markets are a little softer than a year ago, with composite benchmarks down 3.03% in Oakville and 2.81% in Burlington. In September, homes sold for an average of 96% of list price in Oakville and 97% in Burlington. Burlington’s lower prices make it the usual entry point for buyers who want to live in Halton Region. See our market report for monthly updates.

Commuting &
Transit

Both cities are on GO Transit’s Lakeshore West line. Burlington has the Aldershot, Burlington and Appleby stations, and Oakville has Bronte and Oakville. Oakville is closer to Toronto, so trips east are usually shorter. Check GO Transit for current schedules.

Both sit along the QEW with connections to Highway 403 and Highway 407. Burlington has an edge for commutes west to Hamilton or Niagara, while Oakville is better placed for Mississauga and Toronto.

The Bottom
Line

Burlington offers lower home prices, an active waterfront and a community-first feel that suits families and first-time buyers, though its tax rate is higher. Oakville offers more prestige, higher-end properties, a lower tax rate and a polished suburban lifestyle that appeals to luxury buyers and established professionals.

The right choice depends on your budget, lifestyle and what matters most to your family. This is our read, not a rule, and many of our clients look at both.
